Self build homes could form part of a housing development in Devon, should planning permission be granted.

Linden Homes has submitted plans to build 228 new homes on land surrounding Whitehill Road in Newton Abbot – and there is a 5% allocation for serviced self build plots, although this figure could increase.

The proposal forms the first phase of Teignbridge District Council’s 20-year Local Plan which hopes to deliver a total of 450-500 houses on the 75 acre site.

A public exhibition enabling people to view the plans and offer feedback took place in the town earlier this year and Linden Homes hopes to gain detailed planning consent by October.

Plots are likely to be priced at around £100,000 each based on the delivery of a four-bed detached unit – however, the developer is yet to confirm the type of dwelling that will fit the plots.

Tony Brown, senior development manager at Linden Homes, said: “This is a valuable opportunity to make plots available for people to build their own home. We’d look for self builders to follow a detailed planning consent for a dwelling on each serviced plot. And we’d also try to put some sort of time controls in place – we wouldn’t want somebody to start a plot and take three years to deliver a home when others have built sooner.”

This is one of two schemes that the developer is involved with – the other is at Penn’s Mount in nearby Kingsteignton, a site of over 200 units with an allocation of around 8 self build plots.
