Although not one of the 11 areas pioneering the new Right to Build scheme, PCC already has a register of self build interest and has now brought forward 14 plots at various sites around the city – part of its commitment to promoting opportunities for self and custom build homes.
Six plots are already for sale:
- One 370m2 plot at Prestonbury Close, Widewell priced at £35,000
- One 375m2 plot at Hemerdon Heights, Plympton at £40,000
- One 379m2 plot at Longwood Close, Plympton at £40,000
- One 400m2 plot at Woodway, Plymstock at £60,000
- Two plots at Shirburn Road, Eggbuckland; one 475m2 in size at £50,000 and one 450m2 at £45,000
Purchasers will need to remain the occupier of finished properties at these sites for at least three years. They will also need to prove that they have sufficient funds or financial arrangements to complete the project within three years or they will not be considered.
The local authority is also seeking expressions of interest in eight serviced self build plots with outline planning permission at two additional sites:
- Four plots at Maidstone Place, Ernesettle: two plots (130m2 in size) large enough for a semi-detached home priced at £36,000 each; and two plots (170-190m2) with space for a detached home at £48,000 each.
- Four plots at a brownfield site previously accommodated by a youth centre at Lancaster Gardens, Whitleigh: two semi-detached plots (152/192m2) at £37,000 and £47,000; and two detached plots (266m2) at £60,000.
Any interest received on these plots will enable PCC to decide whether to proceed with the infrastructure provision. To express interest call 01752 307580 or email housingdelivery@plymouth.gov.uk.
Councillor Chris Penberthy, Cabinet Member for Cooperatives, Housing and Community Safety for Plymouth City Council, said: “Plymouth is promoting a variety of measures to support self-build; making Council owned land available as self-build plots and serviced plots; using enabling developers to deliver self-build plots and by streamlining its planning processes for self-builders. Plymouth City Council is keen to broaden its housing offer within the City, and would welcome interest from self-builders who wish to come to the City.”
