A substantial number of self build homes could form part of proposals for the development of a large site in South Surrey.

Between 150 and 200 homes are earmarked for the 44-acre Amlets Park site, south of Amlets Lane in Cranleigh – and some, or potentially all, of the development could allow people to build their own home.

Proposals suggest that there will be plots available in all sizes and all budgets, from very large houses planned on extra spacious plots, to small starter homes to get people on the housing ladder. The modest number of dwellings proposed on such a large site would also allow for recreation areas including natural play spaces, and orchards and allotments to allow food to be grown locally.

Landowner, the Roberts family, has teamed up with developers Land & Partners, to set up the Cranleigh Consortium as the management company to sell self build plots.

A public exhibition of the proposals takes place at Cranleigh Village Hall tomorrow from 2pm to 6.30pm, and this Saturday from 10am to 6.30pm. A dedicated website, with an online survey, has also been set up to gauge reaction to the plans and to identify how much interest there is in self build opportunities.

Cranleigh Consortium spokesman Jonathon Harbottle said: “People may opt for top-end independent large spacious houses, but all budgets will be catered for. There’s the potential for an affordable group self build element, for example – a collective could take up ten plots and build something together”.

He said that if there was lots of demand he’d personally like to see all the homes delivered as self builds.

It is estimated that plot prices will range from £100,000 up to £500,000+.

Once plot interest has been established, an outline planning application will be submitted, possibly as early as Spring 2014, to establish the principle of developing the Amlets Park site. It is hoped that planning consent could be gained by Summer next year, with construction on site by early 2015.

“The idea is to hold a workshop and invite those who are interested to come along to be fully involved in how and where they can build their own homes – findings which would then be added to the master plan,” Mr Harbottle added.
