NaCSBA member Lansdown Land has submitted an outline planning application, which if granted will bring plans for 19 serviced plots for self builders a step closer.
Lansdown is a strategic land promoter that works to create sites for housing, focusing on specialist areas including self build, older people’s housing and affordable homes.
Its 6.7ha site at Cross Lane in Harpenden, Hertfordshire, has applied for permission for 31 homes in total, including 19 serviced plots and 12 shared ownership homes. The plots include a range of sizes to cater for different budgets, and, if granted, will give more people the opportunity to build.
Design Code
The outline planning application includes a detailed Design Code produced in collaboration with ImaginePlaces, that sets out the vision and rules for the site for any self builders.
This fixes the parameters for build and design quality, while offering self builders flexibility in design and specification. In acknowledgement of its setting, the Design Code references traditional farmstead buildings and more functional agricultural building characteristics, in the context of a modern approach to low carbon design.
All homes must be designed and constructed to Certified Passivhaus Standard and the landscape proposals aim for Building with Nature accreditation.
Residents and the local community will benefit from generous areas of new public open space including an orchard, play areas and new footpaths and bridleways.
