A group self build on the site of a former stoneworks in Cumbria has been announced as the winner of the Build It Awards 2012 ‘Best Community/Group Self Build Project’.
The Stoneworks Garth scheme by Lyvennet Community Land Trust at Crosby Ravensworth, near Penrith, comprises of 20 homes, including 8 affordable self build properties for the benefit of the local community.

The CLT group were presented with their award at a luncheon ceremony at the National Self Build & Renovation Centre in Swindon on 25 October.
Aside from demolition, the site had added complexities for the group due to its previous use and the judges were particularly impressed with how they overcame numerous obstacles including relocating an electricity sub-station and overhead lines, asbestos removal and the excavation and filling of four slurry pits before building could even begin.
The timber frame 2 and 3 bedroom homes are heavily insulated, exceeding Level 3 of the Code for Sustainable Homes, with slate roofs and a mixture of stone and render finishes – designed to blend into the Cumbrian landscape. Heating to the properties is supplied by air source heat pumps, running a wet floor undersystem downstairs and conventional radiators upstairs. All the homes are set around a village green with parking to the rear, with no street lighting to minimise light pollution.
The group acquired the site in 2009, assisted by £1.475m cashflow funding from the Charity Bank as well as a £660,000 grant from the Homes & Communities Agency, and other grants by Eden District Council and the Charities Aid Foundation. The Stoneworks’ first residents were able to move in during June this year – with their official opening due to take place this month.
The Build It Awards celebrate all aspects of self build and renovation including completed projects, products, services and suppliers, bringing together architects, manufacturers and key industry figures in recognition of innovation and excellence in the custom home sector.
