A project offering 150 self build plots is set to appear on the site of a former munitions depot in West Cumbria.

Plans submitted by Story Contracting detail the delivery of a sustainable housing community featuring 24 fully serviced plots on the 11-acre site off Moor Road, Broughton Moor – the first phase of residential development of the former Royal Naval Armaments Depot.
Plots in phase one will vary in size: six smaller plots covering around 650m2; six medium-sized covering around 750m2 and 12 large-sized seeing an increase in area to 960m2. A Design Code has been prepared to set the key principles for individual houses and plots helping guide plot developers and their design team to achieve compliance. It is understood that the sale of the plots could begin next summer each carrying an £80,000 price tag.
Income from the initial phase aims to generate sufficient funds to move the scheme on as a self-financing project with phase two featuring an additional 125 self build plots.
Allerdale Borough Council and Cumbria County Council purchased the site since 2008 before leasing the land to Story Contracting in December 2011. The developer is partnering with the Derwent Forest Development Consortium for the project and will be responsible for delivery of initial phases of ‘utropia‘ – a wider regeneration programme for the whole Derwent Forest site.

Whilst getting to this stage has taken longer than we had anticipated, this is the first important stage in the redevelopment of the Derwent Forest site.”
