Hempsted Green, developed by Urban Self Build Ltd (USB Ltd), was one of the first developer-led schemes to be successful in applying for and receiving funding through the DCLG/HCA Custom Build Homes Fund. It secured planning permission in October 2009 before work commenced on the infrastructure to the site.
The innovative scheme, situated just outside Peterborough, offers 11 three and four-bedroom detached homes; available as complete turnkey homes, specified and customised either from an existing option or by creating a bespoke design, priced from £195,000.
Self builders can choose to ‘self finish’ the homes instead; completing elements such as kitchen, bathrooms fittings, tiles and flooring. Fully serviced plots are also available, from £85,000 each, for self builders to build their own home from scratch.
The turnkey custom homes are eco-friendly; highly efficient to at least Code for Sustainable Homes Level 4, maximised through a fabric first approach – prioritising improvements to the homes’ fabric and services in order to increase energy performance – with Mechanical Ventilation Heat Recovery systems. Low-level heat requirements are delivered either through gas or electric means, with standard wall hung radiators or underfloor options.
USB Ltd Director Simon Pugh said “We are delighted to have launched the development with the completion of our demonstrator home and the site-wide infrastructure. This is an important milestone for the emerging custom build sector.”
