Land has been earmarked for more than 40 custom build homes in a village in south Surrey.

The Knowle Park Initiative proposes 43 custom build plots on a 100 acre site off Alford Road to the south of the Littlemeads Industrial Estate in Cranleigh.
Plots on the Knowle Park and West Cranleigh Nurseries site will feature a mixture of three to five-bedroom bungalows and houses, and construction will need to follow a design code.
In addition to the custom build plots, the proposals include the delivery of 222 new homes which will replace outdated glasshouse nurseries and associated horticultural buildings. There are also plans for a 59-acre public park.
A community trust, initially funded by the landowners, will be established to maintain the development. Thereafter, the trust will be sustained by funding from an on-site car park and events held in the park.
The proposals are the product of a year-long public consultation process, which has included community workshops, focus groups and public exhibitions – the most recent of which was held earlier this month. An outline planning application is currently being prepared for submission within the next two weeks.
Andy Leahy, managing director of Bespoke Property Group, said: “Our timescale for getting the outline planning consent would be early next year. We’d then be ready to do detailed applications on each plot by June 2015.
“We received a lot of support at the recent exhibition for the custom build idea – some people even approached us to buy a plot there and then!”
