Main Contractor

There are three main ways of getting a self build project delivered by a main contractor.

You hire a main contractor /builder and ask them to take care of the complete construction of your home. This approach usually works best when you have a highly customised design for your home. If you have employed an architect or other professionals to design your home they can often recommend contractors and can help you get in prices and select someone suitable.

Another option is to approach a kit home company – they will be able to show you plans and pictures of their standard designs, and will explain any modifications you can make. Once you have agreed the design you want they should be able to give you a firm cost and take care of almost all the construction work ( note: some kit home companies ask you to arrange for the foundations) to be laid.

An alternative option is to seek out a specialist self build contractor/developer who offers a one-stop package solution. Usually these organisations have a site where they are building a number of self build homes. This means they are able to offer you a plot of land and a relatively customised design. They then take care of everything and simply charge you an overall figure for the land and the house they build for you.
